FOUNDATION

1. Random Rubble masonry 1:8/ and RCC belt and pointing above ground level.

2. Gravel filling for basement up to a height of 45 cm including compacting and watering.

SUPER STRUCTURE

3. Good quality Solid Cement Bricks masonry in Cement Mortar 1:6. All-round load bearing walls of 20 Cm thick height 300 Cm above Floor Level.

4. RCC through lintels.

5. RCC roof slab of 10 Cms thickness/ 1:2:4 using vibrator.

6. Flooring bed of CC (1:4:8) 15 Cms thick in all rooms.

7. Plastering 1:5, 12mm thick for inside and outside.

8. Slab with required slope.

9. RCC staircase-1 No. inside with Stainless Steel.

10. L shaped Kitchen platform in kitchen with big polished granite slab & ISO marked Stainless steel sink.

11. Glazed tiles in bath floors and walls up to 7 ft height and 2 ft above kitchen platform

12. Vitrified tiles for floor for all rooms except Kitchen, Work area, Bathrooms and Car Park. Anti skid ceramic tile flooring for the toilets and work area. Exterior grade tiles for car porch.

13. All RCC works in 1:2:4.

14. Cement and steel will be of ISI Marked Indian Brands.

15. Construction of septic tank and Rain water collection pit as per approved plans.

DOORS AND WINDOWS

16. All wood work including frames and doors will be in Seasoned Hardwood.

17. All the Exit Doors to have premium quality Locks with Handle.

18. Windows with pin headed/ plain glass.

19. Grills shall be of 10 mm M.S Rod and 1” MS flat.

ELECTRIFICATION

20. Electrical points as per mutually approved Electrical layout/Design drawing by the Parties.

21. Cables of ISI marked standard copper conductors. Modular switches of Crabtree and controls of Havells. Concealed conduit wiring in PVC insulated conduits with copper cable for adequate lights Fans. Three pin sockets, 15 Amps power points, Distribution Switch board controlled by ELCB and MCBs with independent energy meter. TV and Telephone points in concealed conduits. Cable TV connection and internet cable point at two locations, Line Provision for telephone in living room and all bedrooms. A/C Provision in master bedroom

SANITARY AND PLUMBING WORKS

22. As per mutually approved Sanitary/Plumbing Drawings.

23. Sintex tank of 1000 Litters capacity with all plumbing connections using PVC white pipe No. of taps etc. as per approved Drawings.

24. All taps and sanitary items are to be procured under warranty for at least 5 years. Only chromium plated taps will be used.

25. All sanitary items like closets and washbasins will be of light colors of Parry ware, Cera, or Johnson

26. All bath rooms will have European / Indian Closet, Steel fixed overhead shower and separate pipe Connection for Geyser.

27. All sanitary connections with gully traps, chambers wherever required and Connection to septic Tank.

PAINTING WORKS

28. Walls: Two coats of white cement.

29. Front door will be polished with melamine/ other wood works and steel works to be painted with 2 coats of enamel paint.
