Can You Build a Compound Wall at Any Height? These Rules Are Important
Constructing a compound wall is just as important as building a house
itself. However, many people are unaware that there are specific building
regulations governing the construction of walls. Under the Kerala Panchayat and
Municipal Building Rules, every compound wall is treated as a separate
structure. Therefore, building a wall without proper permission may lead to
legal action.
Apply Through K-SMART
Before starting the construction of a compound wall, it is mandatory to
obtain permission from the concerned local self-government institution. Along
with ownership documents of the property, a site plan prepared by a licensed
engineer must also be submitted. Applications can now be submitted online
through the K-SMART platform. Applying for the compound wall permit at the same
time as obtaining the house building permit can help save both time and money.
Distance from the Road
There are often concerns about how far a compound wall must be constructed
from the road. As per the current rules, a wall can be built along the boundary
of one’s own property. There is no specific setback distance required from the
road for a compound wall. However, no part of the wall is allowed to project
into the road under any circumstances.
Pay Attention to Height Restrictions
Although the rules do not specify a strict maximum height for compound
walls, safety standards must be followed. Excessively tall walls may pose risks
during strong winds or natural calamities. Therefore, approval is granted only
after review by the engineering department. Constructing a wall in compliance
with the regulations not only ensures the safety of the home but also protects
the owner from potential legal complications.
